H Spirit Capital Management (HSCM) was established in 2016 to develop college dormitories for Historically Black Colleges & Universities (HBCUs) in
partnership with Public Private Partnerships. Currently HSCM has engaged two HBCUs, one in North Carolina and one in Georgia.
HSCM has extended its vision to build dormitories for non-HBCUs with plans to engage two universities in New Jersey.
The dormitories that HSCM will develop consist of 1, 2, and 4 bedroom apartments and that service approximately 1,000 students. Based on projected annual rental fees per student, investors would realize a positive return on investment after 8 to 10 years of approximately $8 to $10 million per year for the following 30 to 40 years.
As we begin our first project, we expect 4 to 6 of the 8 HBCUs in North Carolina to be attracted to our concept and join our program. We project minimal to no cost to the HBCU, as HSCM will market the school and new dormitories, to help meet our goal of filling the dormitories to capacity.
